Arbutus Properties’ modified bi-level home, the Brady, has proven popular with Saskatoon home buyers of every demographic.
The numbers have been tallied, and for a fourth consecutive year, the 2019 Parade of Homes has achieved a new attendance record with more than 23,000 people coming out during the six-week event to visit the 32 featured show homes, according to Jennifer Lamontagne, the director of business development with the Saskatoon & Region Home Builders’ Association (SRHBA).
Among the popular stops on the parade route was Arbutus Properties’ Brady bi-level show home, located at 231 Greyeyes Steele Way. Designed to appeal to every demographic, the 1,475 square foot modified bi-level features three bedrooms and two bathrooms, with a suite-ready lower level. The Brady display home was so popular, it sold during the six-week parade event, as did several other quick possession Brady bi-levels available from Arbutus in The Meadows. The good news is that Arbutus is building two more Brady bi-levels in the neighbourhood.
“This is Arbutus’ take on the bi-level. We wanted to come up with a unique twist for the parade with this plan, starting with the front foyer,” says Arbutus sales manager Jody Minakakis. “Instead of having the traditional split stairs when you enter the home, we turned them, creating a foyer with a grander feel.” The soaring 20-foot high ceiling is punctuated by a striking chandelier.
The main floor of the Brady exemplifies open concept design. The great room extends the full length of the main floor, with ceilings that are 10 feet, seven inches high.
Arbutus designer Jen Lapsiuk created the Brady’s inviting West Coast contemporary design theme. The gorgeous kitchen features contemporary thermofoil slab-front cabinets topped with crown moulding and an extended island with an eating bar. White upper and light grey lower cabinets are complemented by matte black edge pulls, achieving a clean, minimalist look. Carrara marble-look quartz counters and a backsplash crafted from white artisan subway tiles are pretty and practical.
The adjacent dining area features a spectacular bay window, with a window seat. “The bay window allows us to bring in light from the north and south side of the property, instead of just one direction,” says Minakakis.
Lapsiuk suspended a dramatic bell-shaped chandelier over the dining table. With its matte black exterior and glowing copper interior, the fixture is definitely fashion-forward.
On the opposite side of the kitchen is the large living room. “I love the eight-foot patio doors. They bring so much natural light into the space,” says Lapsiuk.
A large natural gas fireplace, trimmed in hexagon-shaped Calacatta marble tiles, ensures a warm and cozy feel in the living room.
Two children’s bedrooms are also located on the main floor, on either side of a large family-sized bathroom.
A few stairs up from the main floor is the master bedroom, next to the adjacent laundry closet. Located in the bonus space over the garage, the master suite offers enhanced privacy, with a large ensuite and a custom walk-in closet. “It’s a very spacious bedroom, with lots of room, even with a king-sized bed. For added impact, we created a feature wall in a dark charcoal grey, finished with board-and-batten panelling,” says Lapsiuk.
With a separate side entrance, the Brady is designed to accommodate several different suite options, including a studio, one-bedroom or two-bedroom legal suite. “Because it’s a bi-level, the windows are all large and above grade. There’s so much light,” says Minakakis. The new homeowners have opted to have a one-bedroom suite constructed, in addition to the existing spacious family room.
